You can get a rough sense of base condition with a simple test: press a screwdriver or awl into the edge of a pothole or crack. If the material underneath feels soft, crumbly, or spongy rather than solid and compacted, the base has degraded. Surface repairs sit on top of a bad base and fail again within a year or two, sometimes faster.

Also consider what’s original to the property. Driveways poured or paved decades ago without a proper gravel base (4 to 6 inches is standard) or without geotextile fabric in areas with expansive clay soil tend to fail faster and more completely, no matter how well they’ve been maintained. Concrete is porous, but new pours (less than 28 days old) are still releasing moisture and alkaline salts through that pore structure. If you coat too early, that moisture pushes up through the epoxy from underneath and breaks the bond. You’ll see this as bubbling first, then delamination in patches, often 6 to 18 months after installation.

The second most common cause is a smooth, closed slab surface. Many garage floors are troweled smooth and sometimes sealed with a curing compound at the time of the pour. It removes laitance (the weak, dusty top layer of cured concrete), old coatings, and minor surface contamination in one pass, and it produces a consistent CSP 2-3 profile that acid can’t always guarantee. For a two-car garage (around 400-500 sq ft), a rental grinder with a vacuum shroud runs $80 to $150 for a half-day and takes 2 to 4 hours to grind, vacuum, and clean up.

After grinding or etching, vacuum thoroughly and wipe the floor with a degreaser on any oil stains, then rinse with clean water. Let the slab dry completely, at least 24 hours in good ventilation, before applying any primer or coating.

Application Conditions That Actually Matter

Epoxy is temperature-sensitive in ways that aren’t always obvious from the instructions. This tour to The Cliffs of Moher begins early on saturday mornings and includes a busy schedule of visits.
